Flaubert Neighborhood – Gaïa Block 11

The Flaubert district was organized around a dual green and blue network of open spaces, representing more than two-thirds of the overall project area.

The neighborhood was structured into blocks, designed to provide a calm and pleasant living environment for all. High-quality landscaped areas set a benchmark for the development of block interiors, such as Block 11.

Macro-Lot 11 is located on the west bank of the Blue Canal. It forms the first façade along this major neighborhood feature.

It connects the active central square with the leisure- and services-oriented sector along the Seine.

The scale and privileged location of this space support a diversity of urban functions: residential or managed housing, office and service spaces, local shops, and educational facilities.

Its relationship to water inspires tranquility and calm—a true living place offering unobstructed views of landscaped greenery and open connections to the rest of the neighborhood.
